Flexible and installment purchase

Most off-plan homes in Türkiye and Dubai are sold against a payment schedule, not a single transfer. Here is how those schedules actually work.

Percentages vary by developer and project. This is a common example.

  1. 0120%

    Reservation deposit

Secure the property and confirm the agreed purchase terms.

  2. 0260%

    Construction instalments

Payments are released across the project’s build milestones.

  3. 0320%

    Key handover

The final balance is paid on delivery or title transfer.

Before you commit

The schedule is only half the story.

We look past the headline percentages and test the plan against the build stage, contract and developer’s delivery record.

01

How a payment plan is structured

A typical plan is a deposit at reservation, a series of instalments tied to construction milestones, and a final balance on delivery or title transfer. Terms vary by developer — some ask 30% down with the rest on completion, others spread payments over two or three years past handover.

We only bring you plans from developers whose previous projects delivered on schedule, and we read the payment schedule against the actual build stage before recommending anything.

02

What we check before you sign

Whether payments are linked to verified construction stages or just calendar dates, what happens to your deposit if the project is delayed, and whether the plan carries a discount for paying faster or a penalty for paying slower.
