Title and deed, explained
What a clean title deed actually shows, and the lines on it worth reading twice.

Türkiye — the tapu
The tapu records current ownership and any annotations against the property — an unresolved mortgage, a dispute, a construction easement. A clean tapu has no open annotations; anything listed there needs resolving before a sale can register cleanly.
Foreign buyers should also confirm the land use and zoning match how the property is marketed. A holiday home and a residence on paper are not always the same thing, and the mismatch surfaces at registration if nobody checked earlier.
Dubai — the DLD title
The Dubai Land Department registers ownership and any mortgage against the unit. For off-plan purchases before a title exists, an Oqood registration protects the buyer's interest in the interim.
Freehold areas are designated; buying outside them as a foreign national is usually not possible. We confirm the designation before you treat a listing as available to you.
What we do on every sale listing
We read the title before a home goes on this site and again before completion. If something is unresolved, it is disclosed rather than left for your lawyer to discover under time pressure.
